A mechanic’s garage in Alsager could be demolished and replaced with three homes.
TBE Motor Services has applied to knock down Caldy Motor Engineers at Station Garage, 17, Audley Road, and replace the premises with three mews houses.
A design and access statement submitted with the application to Cheshire East Council said the proposal sought to deliver “a high-quality residential reuse of a developed site”, improving the appearance and efficiency of the site “while delivering new homes in a sustainable location within Alsager”.
The site currently comprises a mechanic’s garage building and hardstanding areas.
The plan said the new development would reduce the impact of commercial activity within what is now a residential area and “create an appropriate new use for the site”.
The application pointed out the site was previously developed land (brownfield) and “therefore an appropriate and sustainable opportunity for housing delivery without encroachment into open countryside”.
The proposal for mews dwellings is considered appropriate “as the form of development reflects a smaller scale, compact type suited to infill and regeneration sites”.
“The redevelopment of the site for residential purposes will reduce the need for commercial vehicle movements associated with the existing garage use and will provide a quieter, more compatible use alongside neighbouring residential properties,” it added.
The statement said each dwelling would benefit from shared parking and amenity space. There would also be storage for up to three bicycles.
“The proposal would avoid excessive height, massing, or footprint that could lead to overdevelopment or harm neighbouring amenity,” said the statement and the development “provides an opportunity to improve the overall appearance of the site through a more coherent and tidy residential setting, compared to the existing garage use”.
In addition, the development “will reduce heavy vehicle activity compared to the existing garage use and will therefore be beneficial in highways and residential amenity terms”.
